HabGen Insurance was founded by Ari Rosenblum, who entered the student housing industry in 2001 as an investor, owner, and property manager. Over the past two decades, he has overseen the management of more than $400 million in equity and secured over $800 million in debt financing, earning a reputation as a respected operator and innovator within the sector.

Through firsthand experience, Ari encountered one of the industry’s most persistent challenges: fragmented coverage and generalist carriers that did not fully understand the operational realities of these communities.

Rather than accept those limitations, Ari set out to solve the problem. He founded HabGen Insurance to create a solution designed specifically for habitational risk to address the coverage gaps, underwriting complexities, and operational exposures these properties face every day.
